How to Attract Good Tenants to Your Property

Owning a rental property is hard, especially in the current changing economy and climate in Asheville, NC. However, finding good tenants can be possible if you have a fantastic rental property, even with the current competitive market. There is no magic trick to making it happen, but if you employ efficient strategies and market to your ideal client, you too can truly attract a high-quality tenant.

How to Attract Good Tenants to Your Property

In this article, we will break down what we believe can make a landlord find success in attracting quality tenants.

1. Build a Buyer Persona

Before you can begin marketing your property to attract clients, you must have an idea of what kind of renter you would like to acquire. This doesn't have to be painful. Simply come up with a list of qualities that you would like. These can be based on the following factors:

  • History of responsibility/stewardship of living space
  • Minimum credit score
  • Excellent referrals
  • Payment history
  • Pet owners or non-pet owners

Keep in mind that you are not coming up with a list of who you will rent to, but instead fleshing out who your ideal customer is so that you can better market your property.

2. Market Your Property

Once you have come up with your ideal renter, now is the time to begin marketing your property. You can check out our blog on “Marketing Your Rental Property…” for a more in-depth analysis, but we will go over a few things that you can start with to get rolling today.

One of the most important ways to effectively market your property is to build a quality listing for your property. To do this, you will need a well-written listing with great photos and thorough details of your property. When creating this, it is important to think about your buyer persona and how they would react to the way that you write/showcase your space.

If you are trying to attract hip young professionals, using stuffy language and dry, uninteresting photographs are not going to do the trick. Work around your target demographic interests and needs, and you will have a better opportunity to make an impression.

Quality photography is a crucial way to advertise your property listing. Clean, beautiful photography can set your property ahead of the curve, especially when those photographs show details that get potential clients excited. Have an interesting feature wall in the living room or beautiful cabinet work; showcase it. The more photos, the better, and if you are photographing a furnished space, make sure that everything is tidy, and looks like it should be there.

3. Professionalism

Professionalism goes a long way when attracting quality clients. By showing off your willingness to be a good, professional landlord, you can quickly build your list of prospective clients by just being well known as a stand-up property owner. A few ways to go the extra mile with a professional touch can include:

  • Preparedness - Having paperwork such as application and lease documents on hand shows that you care. Being able to answer critical questions and concerns can also showcase a professional demeanor.
  • Fact Sheets - Create quality, organized fact sheets that showcase all of the relevant information about the lease. Describe any relevant information such as lease start date, move-in and move-out fees and dates, building rules, and a clear list of what all is included.
  • Local Amenities - Knowledge about the local community, amenities, and schools is a great way to attract potential renters. By highlighting all of the exciting things going on in an area, you can put the “cherry on top” of your beautiful property.

4. Personability

While it is important to be professional, making someone feel at home is critical, considering that a potential client is literally looking to make a decision about making a home out of your rental. Offering a warm welcome, and if they sign a lease, giving them a small welcome gift can go a long way in attracting and keeping a quality tenant.

Include a personalized card with contact information to sweeten the deal. This will establish you as someone who is easy to reach and truly cares about a potential tenant.

Be flexible with rental policies (within reason, of course), as tenants will appreciate the fact that you are willing to work with them. Also, being too prohibitive could push clients away or make them want to move out instead of extending their lease.
