A great property manager is a jack of all trades - and master of all. They must be able to handle a myriad of critical tasks in a timely, efficient, effective, and, always, respectful manner. The goal is to increase the profitability of a property while ensuring operations run as smoothly as possible.
Asheville Phoenix Properties has extensive experience in property management, and we’ve honed our skills unit by unit and tenant by tenant. To excel in this role, you must:
1. Become a Master of Communication.
Communication is arguably the most valuable skill you will develop as a property manager. It is essential that you are able to clearly and concisely convey and receive messages from owners, from tenants, from prospective renters, and from the community.
2. Don’t Wait - Do!
Procrastination is not in the property manager’s job description. It is important to act on issues before they become problems, and better yet, actively anticipate potential areas of either risk or opportunity in order to maximize returns.
3. Develop and Document Efficient Processes.
Implementing sound processes streamlines operations. For example, having a solid process for screening tenants allows you to move through this step more efficiently.
4. Build a Great Team.
You can’t do it alone. A great property manager has a wide network of contacts, including repair people, plumbers, electricians, roofers, landscapers/gardeners, custodians, HVAC pros, attorneys, real estate agents/brokers, and more. When they need to draw on these skills, they can leverage their team.
5. Be Accountable, Responsible, and Approachable.
You are responsible for the management of the property. The buck stops with you. At the same time, it is important that both owners and tenants are comfortable speaking with you when they have concerns or questions.
There is, of course, more to being a top-notch property manager. Asheville Phoenix Properties specialize in this work so investors and owners can make the most of their time, money, and resources. Put us to work for you. If you have any questions, don’t hesitate to contact our team today.
